REAL ESTATE DEVELOPMENT

Central Florida Strategies has been the developers’ governmental consultant on these real estate projects:

ANDRETTI INDOOR KARTING AND GAMING–  A 135,000-square-foot multi entertainment facility licensed by the legendary Andretti race car family and a local business partnership. The $35 million project received approval in March 2016 to build a themed indoor racing venue on Universal Blvd. across from the Orange County Convention Center and opened in September 2017.

SKYPLEX DEVELOPMENT– A project that received unanimous approval by Orange County in December 2015 for a proposed redevelopment of the corner of Sand Lake and I Drive and will include the World’s Tallest Roller Coaster.

GARY SAIN MEMORIAL BRIDGE– Central Florida Strategies won approval on behalf of Rosen Hotels and Resorts for an Agreement with Orange County government to privately fund a pedestrian bridge from the Rosen Plaza Hotel to the West Concourse of the Orange County Convention Center.

WINDERMERE CAY– In 2009, Central Florida Strategies was involved in negotiating for a new workforce- housing ordinance that would allow the deferral of impact fees for new housing projects in targeted areas in Orange County. The ordinance was adopted by the Board of County Commissioners in Nov. 2009. Timberlock has developed 380 multifamily units on a property adjacent to the Walt Disney World Resort and its current occupancy rate is about 90% Disney cast members.

MAITLAND WEST– Maitland West is a 40-acre, $44 million mixed use development on the corner of SR 434 and SR 414. Central Florida Strategies has been the developer’s government consultant and negotiated key elements. Among them: land acquisition from the Florida Department of Transportation, public dedication of land for a road extension, and the annexation of land into the City of Maitland.

HOLLYWOOD PLAZA — This is the redevelopment of a major property on International Drive that includes, Mango’s Tropical Café, a $40 million entertainment venue and a $30 million, 800-space parking garage. Both projects received approval from Orange County government in 2014 and 2015, respectively.

CITY OF OCOEE- Central Florida Strategies currently represents the City of Ocoee as an economic development consultant. Some of the projects with which with we are currently assisting include the West Oaks Mall, Downtown Ocoee, and the revitalization of the SR 50/ West Colonial Dr. corridor, and the SR 429 corridor area.

EMERSON POINT– This is a planned, mixed-use development on 112 acres in Apopka. Central Florida Strategies has been the developer’s government consultant and has been active in securing the following approvals on behalf of the developer.

  • 2014- Establishing a special area district in South Apopka near a new site for Florida Hospital
  • 2015- Obtained approval from the City of Apopka for a Planned Development for 550 multifamily units and commercial on 40 acres
  • 2015- Obtained approval from the City of Apopka and the Central Florida Expressway Authority for a privately funded new interchange on Marden Road

TRELAGO– Central Florida Strategies was the developer’s government representative on a mixed-use project with the Related Group/Pelloni Development that won approval by the Maitland City Council in February 2016. The Related Group is the largest multifamily development firm in Florida.

CONSTRUCTION

Central Florida Strategies has worked as a government consultant on behalf of regional and national design, architectural and construction firms to help secure projects, including many in the education market. Our services have included pursuits in the K-12 and higher education arenas, resulting in the award of over a dozen projects throughout Central Florida. Among them:

FLORIDA CITRUS BOWL RENOVATION –  A $190 Million contract for renovation of the Citrus Bowl awarded by the City of Orlando in 2013

PHIILIPS ELEMENTARY–  $12 million for the design of a renovation project awarded by Orange County Public Schools in 2011

ROCK SPRINGS ELEMENTARY– Construction contract for a $15 million renovation project awarded by Orange County Public Schools in 2011

WEDGEFIELD K8– Design contract for a new $30 million school awarded by Orange County Public Schools in 2014

VENTURA ELEMENTARY– Construction contract for a $16 million renovation project awarded by Orange County Public Schools in 2015

UNION PARK ELEMENTARY– Design contract for a $16 million renovation project awarded by Orange County Public Schools in 2016

PINECASTLE/PINELOCH K8– Design contract for a $32 Million new school project awarded by Orange County Public Schools in 2017

TRANSPORTATION AND INFRASTRUCTURE PROJECTS

Central Florida Strategies has represented several national construction management engineering on the awarding process of government work. Some of these projects include:

ORLANDO AIRPORT EXPANSION- A $250 Million CM at Risk project awarded by the Greater Orlando Aviation Authority for the new South Terminal awarded in 2016.  In 2015, Central Florida Strategies helped secure another project at the airport, this time a $200 Million CM at Risk project for the construction of the intermodal for the new south terminal.

MARDEN ROAD INTERCHANGE- An $ 8 Million interchange project privately funded interchange and which required approvals by the Central Florida Expressway Authority and the City of Apopka

POINCIANA PARKWAY- Awarded by the Osceola County Expressway Authority in 2013 to become the Program Manager/CEI for the $110 Million Road road to connect Poinciana to I-4.

OSCEOLA PARKWAY, PHASE 2- An $18 Million CM at Risk road widening project awarded by Osceola County Government in 2012.

NOLTE ROAD– A $20 Million CM at Risk road widening project awarded by the City of St. Cloud in July 2010.

OSCEOLA PARKWAY, PHASE 1–  A $12 million CM at Risk road widening project awarded by Osceola County Government in August 2009
